In an ambitious move set to transform urban housing for India's middle-income families, Puraniks has unveiled plans for the country's tallest thematic residential tower. This 50-storey skyscraper on Ghodbunder Road, Thane, is specifically designed for homebuyers in the ₹50 lakh to ₹1 crore price range. Shailesh Puranik, Managing Director of Puranik Builders, emphasized the project's dual focus on elegance and affordability.

For the first time in India, such a tall structure will offer global architectural themes at accessible rates, traditionally seen in luxury developments. The project features smartly designed 1 and 2 BHK units, alongside flexible jodi options, aiming primarily at salaried professionals and first-time homeowners keen on upscale living without stepping into premium markets.

Located within the burgeoning Kavesar-Gaimukh zone, the tower is set to become a significant icon on Ghodbunder Road—a corridor dubbed the MMR's most inclusive housing destination. Property values in this area have surged, doubling from ₹6,400 per sq. ft. in 2014 to between ₹13,800 and ₹18,000 in 2024, while remaining affordable. In FY 2024-25, 81% of property acquisitions in the belt were for self-use, with a 28% rise in residential sales.

Puraniks, which has successfully delivered over 7.5 million sq. ft. in the Ghodbunder belt, plans to further its commitment to ambitious vertical projects catering to the nation's upwardly mobile middle class. A Mumbai-based property consultant hailed the tower as the first themed skyscraper for the ₹70 lakh buyer segment, marking a shift toward 'vertical democratisation of aspiration.'

As key infrastructure upgrades like Metro Line 4, the Borivali Thane tunnel, and a proposed coastal arterial link take shape, Ghodbunder Road is emerging as MMR's most connected residential zone. The thematic and brand identity reveal is scheduled for August, with the full project launch planned for Q2 FY25 26.
