Embassy REIT Presides Over Record Q1 Leasing Amid Strong Growth
Embassy REIT, India's leading office REIT, reported a record Q1 leasing of 2.0 msf in 2025. The firm achieved a 13% YoY revenue rise, marking a strong start for FY2026 amid robust demand in Bengaluru and Chennai. The REIT also announced a Rs. 550 crore distribution for the quarter.

In a remarkable display of growth, Embassy REIT, India's top office real estate investment trust, achieved its highest-ever first quarter leasing performance in 2025, leasing 2.0 million square feet across 25 deals. This significant achievement signals a robust start to the financial year 2026.
Chennai emerged as a key player in this surge, with strong pre-leasing activity resulting in over 500,000 square feet of leased space, notably to a leading global healthcare company. Embassy REIT's revenue soared by 13% year-on-year to Rs. 1,060 crores, while net operating income saw a 15% rise to Rs. 872 crores, underscoring the strength of the portfolio.
The company announced a quarterly distribution of Rs. 550 crores, equivalent to Rs. 5.80 per unit. This move, alongside raising Rs. 4,225 crores in debt at favorable rates, positions Embassy REIT well for future growth opportunities amidst a dynamic real estate market.
