Smartworks Expands in Bengaluru, Leases Significant Space from Sattva

Smartworks, a leading coworking space provider, has significantly expanded its operations in Bengaluru by leasing nearly 5 lakh square feet of office space from the Sattva Group. This decision comes in response to the growing demand for managed office setups in the city.

The new facility, located at Sattva Aura on Bengaluru's Outer Ring Road, encompasses about 4.92 lakh square feet. Neetish Sarda, Founder and Managing Director of Smartworks, emphasized Bengaluru's importance as a hub for enterprises, especially with the rise of Global Capability Centres and tech-driven enterprises. Shivam Agarwal, Strategy Vice President at Sattva Group, noted that there is an increasing demand for adaptable, premium workspaces as companies reassess their physical spaces to support talent and innovation in an AI-centric environment.

As of March 31, 2026, Smartworks boasts a portfolio of 16.1 million square feet spanning 66 centres in 15 cities across India and Singapore. The company specializes in taking over office spaces from developers and converting them into fully-managed campuses catering mainly to mid-to-large enterprises.

According to Colliers India, gross office space leasing in 2025 increased by 6 percent to 71.5 million square feet across seven major cities, with coworking operators accounting for 13 million square feet. These operators establish their own spaces and then sub-lease to corporate clients, highlighting the growing trend towards flexible office solutions.
